It goes to whoever calls first.
RateSignal watches mortgage rates around the clock, reprices every borrower in your book, and reaches out the moment the refi math clears — text and call, with your name on both. You take the warm handoff.

Illustrative — a rate-drop morning as RateSignal is built to run it.
The biggest lenders already run this.
$4.8Blocked in a single day
On September 17, 2025, the Fed made its first cut of the year and the 30-year slid to 6.30%. United Wholesale Mortgage locked $4.8 billion in a single day — an all-time company record. Their refinance volume for 2025 came to $70.3 billion, up from $43.4 billion the year before.
That surge didn’t go to whoever worked hardest that week. It went to the lender whose system was already watching — whose borrowers heard from them before they’d finished reading the headline.
RateSignal is that system, sized for a book of five hundred instead of a servicing portfolio of half a million. No engineers, no data scientists, no call center.
Figures as reported by HousingWire from UWM’s 2025 earnings.
Set it once. Answer the phone forever.

Load your book
Upload a CSV or sync your CRM. Three fields per borrower are enough: current rate, loan amount, property value.
-
We watch
Every fifteen minutes, every borrower is re-run against live rates using a real break-even test — closing costs, spread, time to recoup. Not a generic alert at a round number.
-
You take the call
When the math clears, the borrower gets a text and a call carrying their actual monthly savings and your name. You get the handoff with everything on one screen. They’re expecting you.
The math is short.
| RateSignal, per month | $197 | $147 on a founding account |
|---|---|---|
| Average refi commission | $3,500 | varies with loan size and comp plan |
| Refis to break even | 1 every 17 mo | one every 23 months at the founding rate |
| Contract | none | cancel anytime |
You’re not buying software. You’re buying the first call.

We work our own leads the way we tell you to work yours.
The pitch on this page is that follow-up should be a system, not a memory. The same rule applies to us. Here is what happens after you request access.
| You request access | A record opens and the acknowledgment sends. Nothing waits in an inbox for triage. |
|---|---|
| The conversation stalls | Every inquiry carries a next step with a date on it. The system resurfaces it on schedule instead of waiting for someone to remember. |
| We say expect a call | A calendar slot exists behind the sentence, with the reminder attached to it. |
| You’d rather call or text | 1-877-99-RATES, any hour. Calls and texts reach the same pipeline and get worked there. Nothing about the thread changes because the channel did. |
| You open the chat at midnight | It answers. Voice, text, and chat run on the same system as everything above, which is the point of running it this way. |
| All of it | Lives in one pipeline. One place to look, one version of where a conversation stands. |
Not a demo of an idea. It’s how the company behind it already runs.
Fair questions.
How do loan officers know when a refi makes sense for a borrower?
RateSignal reprices every borrower in your book on a 15-minute cadence and runs a break-even test — closing costs, rate spread, loan size, time to recoup. When the math clears for a specific borrower, you get the signal and the borrower gets outreach under your name.
How do you contact my borrowers?
A text and a phone call, personalized with their actual numbers and your name. Outreach is consent-based and built for TCPA compliance — these are borrowers you hold a relationship with, using contact information you already have.
What if I’m not available when a signal fires?
You set your availability. Outside it, leads queue for callback or route to your team, and the borrower’s message says exactly when to expect your call. Nothing goes out promising a call you can’t make.
Do I need a CRM integration?
No. A CSV is enough to start. CRM sync is set up with you during onboarding if you want borrowers flowing in automatically.
What happens when rates drop at 2 a.m.?
The watching never stops, but nobody gets a 2 a.m. text. Signals hold until a decent hour in the borrower’s time zone, and your alert list is waiting at whatever time you choose to start the day.
How do you decide a borrower is worth contacting?
A break-even test per borrower: closing costs, rate spread, loan size, and time to recoup. Thresholds are adjustable — per borrower, if you want.
Am I allowed to upload my borrower list?
If you’re authorized to use it — yes. RateSignal operates as your service provider: your list stays your book, used only on your behalf, and the service has no fields for Social Security numbers, credit data, or loan documents. If your company owns the borrower relationship, bring them in — that’s what Branch and Enterprise accounts are for. The full picture is on our Trust & Compliance page.
Can I change what the message says?
Yes. Script, branding, and callback number are yours. We hand you templates that have a job to do; edit anything.
